Kitchen Remodeling in Osprey

Yes. Casey Key is core to our south-Sarasota-County market. Casey Key remodels involve barrier-island construction code, FEMA elevation requirements, salt-air-appropriate materials, and the logistics of working on a narrow, single-road island. We've delivered enough Casey Key projects to know what works.

We remodel throughout Osprey — Casey Key, Old Osprey, Park Trace, Bay Acres, the Historic Spanish Point area, and the creekside and bayside neighborhoods along Little Sarasota Bay. We handle waterfront and inland properties.

Casey Key is a barrier island with stricter wind code (140+ mph design wind speed, impact-rated assemblies), FEMA elevation requirements for most properties, salt-air exposure that demands marine-grade hardware, and tighter logistics for material delivery and trade access. Mainland Osprey homes face standard Sarasota County requirements without the barrier-island layer.

Most Casey Key waterfront properties sit in FEMA flood zones AE or VE. The 50% rule applies — cumulative substantial improvements over 50% of the home's pre-remodel structure value trigger full flood elevation requirements. We help phase scope to navigate this strategically.

Timeline depends on scope. Kitchen remodels typically run 8-12 weeks; bath remodels 4-8 weeks; whole-home remodels 4-8 months for moderate scope. Casey Key projects often run slightly longer due to barrier-island logistics. We provide a detailed schedule before work begins.
