Bathroom Remodeling in Longboat Key

Yes. The Town of Longboat Key has its own Building Services Department that issues permits and conducts inspections — separately from Sarasota or Manatee counties. The town has its own submission requirements and inspection schedule. We handle the entire process directly with the town.

We remodel across the full length of the key — Bay Isles, Country Club Shores, Vizcaya, Bay Harbor, Sleepy Lagoon, Sands Point, and the high-rise condos along Gulf of Mexico Drive. We handle single-family, attached, and condo remodels.

As a barrier island, Longboat Key has strict wind code (140+ mph design wind speed, full impact-rated assemblies) and FEMA flood elevation requirements. The Town of Longboat Key also has its own architectural and structural standards beyond standard Florida Building Code. We design and build to these requirements from day one.

Yes. Condo remodels on Longboat Key involve HOA approval, building management coordination, scheduling around seasonal occupancy, and adherence to building-specific work-hour and noise restrictions. We coordinate with property management and have completed many condo remodels along Gulf of Mexico Drive.

It depends on the home's structure, location, and FEMA flood zone. Many 1970s-80s homes have solid concrete-block construction worth remodeling around. For Gulf-front properties in VE flood zones, FEMA 50% rule considerations often push the math toward rebuild. We give an honest read after walking the home.
